The work

Eight ways a house asks for help.

Most visits are one of these. Sample prices below are a guide for this demo, not a quote. A live visit is priced on site before work starts.

Emergency plumbing

If water is where it should not be, call. Do not wait on a form.

Call now if

  • Water is running and a bucket is not keeping up
  • A ceiling is actively dripping
  • Sewage is coming up in a tub, a shower, or a floor drain

It can take a window if

  • A drip under a sink you have already contained
  • A toilet that rocks but still flushes
  • A fixture you want swapped on a planned day

The sample diagnostic is $89, credited if we repair the same day. After-hours work is priced on the phone before the van rolls.

02

Drains

We camera the line when a snake would only be a guess.

Call now if

  • More than one fixture is backing up
  • You can hear the main gurgling when the washer runs

It can take a window if

  • One slow bathroom sink
  • A recurring kitchen clog you want scoped, not chased

A common kitchen or bath clear in this demo guide is $189–$340.

Water heaters

No hot water, rusty water, or a tank that is done. We say which.

Call now if

  • The tank is leaking from the bottom
  • You smell gas at the heater
  • There is water under a unit that is still powered

It can take a window if

  • Lukewarm water and the unit is past its date
  • A tankless code that is not leaking
  • You are planning a replacement before it fails

A standard tank, installed, with the old tank hauled: $1,800–$3,200 in this sample guide. Tankless installs run $3,400–$5,200.

Heating

No-heat calls jump the queue from October through March.

Call now if

  • The house is cold and the system will not start
  • You smell gas or see scorch at the cabinet
  • A boiler is leaking onto the floor

It can take a window if

  • The heat runs, but a room never catches up
  • You want a fall check before the first frost
  • A noisy blower that still makes heat

A common no-heat furnace repair in this sample guide is $280–$750, parts included when they are ordinary.

05

Cooling

A Port Calder August is not the week to guess at a frozen coil.

Call now if

  • The system is frozen solid or the breaker will not hold
  • Water from the air handler is missing the drain

It can take a window if

  • The house cools, just not well
  • You want a spring clean before the first hot week

A central AC service and clean is $169 in this sample guide.

Repipes

When the lines are failing in more than one place, we write the whole job.

Call now if

  • Several leaks have shown up in one season
  • Pinholes are staining more than one ceiling

It can take a window if

  • You are remodeling and the walls are already open
  • The insurance company asked for a scope of the supply lines

Repipes are quoted from a walk-through. This demo does not publish a flat whole-home price.

07

Sump and sewer

The second flood is the one we would rather prevent.

Call now if

  • The pit is rising and the pump is silent
  • Sewage returned during a storm

It can take a window if

  • The pump works and you want a battery behind it
  • You want the lateral scoped on a dry day

Backup pumps and lateral repairs are priced after we see the pit or the camera.

House Call plan

A fall heat check and a spring cooling check. Notes left on the counter.

Call now if

  • You are already without heat or cooling. That is a repair, not a tune-up.

It can take a window if

  • You want both seasons on a calendar
  • A new-to-you house has never had a mechanical once-over

A seasonal visit is $149 in this sample guide.
